Cost Accountant - Development
Pay Rate: $40-$45 per hour
Location: Morristown, NJ
Job Type: Part -time 30 hours per week
Job Description
We are seeking an experienced Cost Accountant - Development to serve as the custodian of activities surrounding the contracting and job cost administration for ground-up construction and major renovation projects across all development phases.
Working within the internal development and investment management team, this role coordinates extensively with both internal and external stakeholders to manage project budgets, contracts, invoice approvals, and funding requests.
Key Responsibilities
Contract Negotiation, Review & File Management
Manage a wide range of contractual agreements and related documents between internal and external stakeholders (contracts, amendments, RFPs, scope of work documents).
Act as the point of contact between internal teams and external contractors to resolve open items promptly.
Coordinate final approvals, signatures, and document recordings to ensure timely execution.
Maintain and update the development team’s contract library, filing systems, logs, and original agreement files.
Provide recommendations on contracting policies, procedures, and templates in alignment with state and federal procurement regulations.
Job Cost System Administration (Yardi Voyager)
Perform initial project setup and manage all budget data, revisions, and change orders.
Track and attach critical documents, including PCOs, COs, Certificates of Insurance (COIs), Lien Waivers, and Bond materials.
Enter contract details mapped to appropriate line items/codes, monitoring progress against contract terms.
Manage job cost sub-ledger coding and recommend updates for enhanced reporting accuracy.
Generate, analyze, and distribute standardized job cost reports; coordinate with accounting teams for necessary reclassifications.
Perform timely project close-outs and manage transitions to operational teams.
Payment Processing & Construction Funding
Collaborate with vendors to ensure invoices are properly coded prior to submission.
Conduct detailed reviews of contractor invoices for conformance with contract terms and budget before approving.
Brief management on contract discrepancies or disagreements and recommend resolutions.
Prepare and process construction funding requests with project lenders and equity partners in required formats.
Monitor monthly draw schedules, follow up on funding requests, and ensure timely vendor payments.
General Development Support
Assist in generating cash flow projections and updating internal management trackers/spreadsheets.
Coordinate with risk management teams to secure required project bonds and insurance coverages.
Support corporate fee policies by tracking, preparing, and processing internal fee invoices.
Help assemble site plan and development applications for local, county, and state agencies.
Request and organize proposals/scopes of service from external consultants for development and asset management needs.
Qualifications & Requirements
Experience: Minimum 5 years of experience in cost accounting, specifically within a real estate development firm.
Education: Bachelor’s degree in Accounting, Business, or a related field.
Software Proficiency: Strong proficiency in Yardi Voyager and Microsoft 365 (Excel, Word, Outlook, SharePoint, Teams).
Industry Knowledge: Deep understanding of real estate development documentation, contracting, and job cost accounting concepts.
Skills:

Excellent written/verbal communication and active listening skills.
